KATHMANDU, Dec 10: The real estate market, which had slowed down following the Gen Z movement, has witnessed a sharp surge with the onset of Mangsir (mid-November to mid-December).
According to the Department of Land Management Archive (DoLMA) under the Ministry of Land Management, Cooperatives and Poverty Alleviation (MoLCPA), real estate transactions from Mangsir 1 to 15 jumped 301 percent compared to the same period in Kartik (mid-October to mid-November) 1 to 15 .
“Analyzing data from 135 land revenue offices nationwide, there were 20,539 transactions from Kartik 1 to 15. This number surged to 82,427 from Mangsir 1 to 15,” said Balaram Kafle, Computer Officer at DoLMA. “This represents a remarkable 301 percent increase.”

DoLMA publishes monthly real estate transaction data on its website. According to the records, compared to Shrawan (mid-July to mid-August) 1–15, transactions in Bhadra (mid-August to mid-September) 1–15 rose by 16 percent. However, compared to Bhadra, Ashoj (mid-September to mid-October) 1–15 saw a 40 percent decline, and Kartik 1–15 showed a further 37 percent drop compared to Ashoj. “Transactions surged dramatically with the arrival of Mangsir,” Kafle noted.
The revival in real estate activity has boosted optimism among related businesses, while government revenue has also seen an uptick. Earlier, transactions in the first month of the current fiscal year 2082/83 BS (Shrawan) were disappointing, and although there was some improvement in Bhadra, Ashoj and Kartik months failed to see significant recovery.
The MoLCPA reported that during the Gen Z movement, 22 land revenue offices and 14 survey offices faced arson and vandalism. Among these, five land revenue offices were completely and 17 partially damaged, while eight survey offices were fully and six partially damaged. All affected offices have now resumed operations.
DoLMA data also shows that compared to Shrawan of FY 2080/81 BS, real estate transactions in the same period of FY 2082/83 BS decreased. Nationwide, 127,206 transactions occurred in Shrawan of the previous FY, whereas only 104,218 were recorded in Shrawan this year—a 20 percent decline.
Around 500 local levels still have not classified their land, and strict measures are applied for plot registration in these areas.
Despite these challenges, the surge in transactions since Mangsir is seen as a positive sign. The delay in bank loan processes in Shrawan, the Gen Z movement disruptions in Bhadra, and public holidays during Ashoj and Kartik contributed to slower transactions earlier.
According to DoLMA, there are currently 4,483,531 female landowners in the country, representing 39 percent of total landowners. In urban areas, women hold nearly 50 percent of land. In FY 2080/81 BS, land transactions were almost equally divided between men and women, with 402,241 women and 403,451 men involved.
The country has a total of 32,847,632 land plots, of which 22,024,170 are registered in men’s names and 9,761,795 in women’s names.
