KATHMANDU, May 20: Real estate companies now cannot hold land of more than 100 ropanis as per the new regulation of the government to determine a new ceiling on the land holding.
The newly-enforced Land Ceiling Exemption Order 2021 has brought down the land holding areas for the realty company to 100 ropanies from existing 300 ropanies in hilly region, 50 ropanis from existing 100 ropanis in the Kathmandu Valley and 20 bigahas from existing 50 bighas in Tarai region.

However, the law has given flexibility to a cooperative-based farming to keep land size of 2,000 ropanis. The agro-based industries and forest-based industries can use land of 200 ropanies to 1,500 ropanies in hilly region while they can hold 50 to 150 ropanies in Tarai.
A manufacturing firm has been allowed to use land of up to 500 ropanis in the hilly region and 50 bighas in Tarai. The size of land holding for a hospital and a university has been fixed at a maximum of 300 ropanis.
